McKool Smith, a long-standing client of The Amend Group, needed to expand their office space at their headquarters location in Dallas to accommodate significant, continued growth of the firm. With nearly four years remaining on the existing lease obligation, The Amend Group was engaged to produce a long-term solution in a highly competitive, rising market.

The Amend Group completed the following for McKool Smith:
- Researched and validated existing market rates to give the client the necessary knowledge to determine whether to pursue new product or seek to extend the obligation in the existing space
- Project managed third-party designer and produced extensive programming efforts to quantify current need for space and determine space requirements for the future
- Produced five competitive options that included existing commercial office space of comparable quality as well as “to-be-built” buildings
- Developed a custom strategy designed to accomplish goals and negotiated on behalf of McKool Smith
With insight into the existing market and an in-depth understanding of market indicators for the future, The Amend Group successfully negotiated expansion and extension of McKool Smith’s existing lease obligation in The Crescent® office building in Dallas’ prestigious Uptown area. The results included an exceedingly competitive, Class A office space obligation for McKool Smith that will produce significant long-term savings for the firm in what is considered one of the most competitive office markets in the North Texas area.
